How to assess commercial property market evidence
Discuss the property type, location and decision that a market review needs to inform.
Ask for relevant evidence.
A useful review identifies its source, date range, geography and property category. Clarify whether a number describes current inventory, new listings, completed transactions or the eventual outcome of a defined group of listings.
Understand what a ratio says.
Dividing transactions in a period by new listings in the same period does not establish the chance that a newly listed property will sell. Those two counts can describe different properties. A property decision needs context and a clearly defined comparison.
