Buying commercial property: a practical buyer guide

Prepare a commercial property brief around intended use, location, property records, occupancy, costs and timing. Discuss suitable support with Albert Wang.

1. Define the purpose of the purchase.

Will the property support your own operation, an investment objective or a combination? Identify what you need the property to do, the areas you are considering and the dates that matter. A clear objective gives the investigation a direction.

2. Build a useful property brief.

  • Preferred communities and location requirements.
  • Property type, approximate space and intended use.
  • Access, servicing, equipment or other essential operating requirements.
  • Budget and financing questions to confirm with the relevant advisers.
  • Current representation and the people involved in the purchase decision.

3. Identify the evidence you need.

Depending on the asset, the review may involve title, surveys, building condition, environmental matters, leases, operating records and land-use permissions. Identify the source and date of each record, what is missing and which qualified professionals or authorities need to verify it.

4. Connect the leases to the purchase.

For an occupied property, the tenancy documents and actual arrangements matter. Gather the leases and relevant amendments, clarify the premises and dates, and identify costs or responsibilities that require review. Do not treat a marketing summary as a substitute for the underlying records.

5. Compare costs and timing consistently.

Discuss acquisition, financing, ownership and potential work with the appropriate advisers. Keep assumptions beside the figures and distinguish a preferred completion date from a fixed operational deadline.

6. Arrange the right support.
